Land Use Department
The Land Use Department is a combined department that integrates building, land use, zoning and health. Its role is to ensure that development occurs in a method that is fair, legal, safe and in harmony with the Plan of Conservation and Development, local regulations and State Statutes and Regulations. Our scope of work goes much deeper when you consider infrastructure development with roads, waste water and water, utilities, property development, interpretation of State Statutes and Regulations and Town Regulations, economic development, conservation of open space, and coordination with other agencies. The Land Use Department assists the following Town Commissions; Inlands Wetlands Commission, Architectural Review Committee, Planning and Zoning Commission, Economic Development Commission, Conservation Commission and Zoning Board of Appeals.
Any project that is structural, mechanical, electrical or plumbing (pre-existing or new) requires a permit.
Zoning refers to any part of a project that has to do with the land in accordance to the Town Regulations, Town Officials and may be subject to review by corresponding committees.
Connecticut River Area Health District (CRAHD) issues health permits for well, septic, and food establishments through this office or in Old Saybrook by appointment.
Building fee refund policy:
If requested before review and approval = 100% refund
If requested after review and approval = 75% refund
If requested after the above and inspections = 25% refund
If requested after 6 months there will be no refund
*The land use and building departments are now able to process applications with a credit card (with a 3% non-refundable charge) in the office.
